End of April Market Stats

Sugar Pine Realty endeavors to provide timely and relevant info and statistics on the real estate market in the Mother Lode. Today we have the final numbers for April 2008 (as of 9:00 this morning). We also have the year-to-year comparison for the first four months of 2008 versus the first four months of 2007. The data used comes from the Tuolumne Multiple Listing Service and is deemed reliable, but not guaranteed. A couple of quick observations: (1) We're looking for the bottom in the market. It seems we can't be too far away with the further steep downturn in April residential sales as an example: 26 sold, a 50% decrease over April 2007; $13,547,950 volume sold, a 63% decrease over April 2007; (2) The average sale price of residential property for the first four months of 2008 is: $317,827 versus last year for the same period: $366,212. That's a 13% decrease.

Easter Egg Hunt Cancelled

Easter is early this year and due to the weather we have decided to cancel the Egg Hunt. I have taken this up with the Homeowners Association and we are in agreement with this. Easter comes on March 23rd and we have tons of snow in Mi Wuk Village. We will look at doing the Easter Egg Hunt again next year. Val O.

The Numbers for Twain Harte and Mi Wuk

Here are the final stats (click on the chart below) for residential property sales in 2007 in Twain Harte and Mi Wuk Village (quantity sold, volume sold and average sale price). The data used comes from our own Tuolumne Multiple Listing Service and is deemed reliable, but not guaranteed. You'll also notice the numbers for 2006 for comparison. The good news is, though the Mi Wuk market area was down, the Twain Harte market area pretty much stayed the same in quantity and volume sold and average sale price in 2007 versus 2006.
